For your convenience and information:

• Advance reservations are suggested. 
• A full one-night deposit is required to confirm a 1 night visit. 
• A two-night deposit is required for 2-3 night visits.
• A 50% deposit is required for a visit of 4 or more nights.
• VISA, Mastercard, or personal checks (minimum 2 week advance deposit for personal checks) are accepted for deposits. 
• The balance is payable at check in by any of the above, or by cash or travelers checks. 
• Check-in time is 3:00pm – 6:00pm or by appointment for late check in. 
• Check-out time is noon 
• No smoking is allowed.  An outdoor smoking area is available.
• Room rates range from $125 - $199 per room per night (double occupancy), not including room tax.  Room rates include complimentary full breakfast.
• There is a $20.00 charge for an extra person.
• We are not able to accommodate pets at this time. 
• Rates are subject to change without notice.
• During certain event periods, we may require up to 30 days to change or cancel.
• For Brimfield weeks, reservations are payable in full at time of booking and are non-refundable  It is recommended that you purchase trip cancellation insurance through your travel agent if there is any possibility that you may need to change your plans.
• No refunds for early departure
  Minimum stays may apply. All rates and terms quoted on this website are subject to MA room tax and service charge and are subject to change without notice.

Cancellation Policy: Since we are a small operation cancellations significantly affect us. When you reserve a room we agree to turn all others away for that time period. Should situations arise requiring a change or a cancellation in your reservation, we sympathize, but must maintain business policy standing by our cancellation requirements.

For all reservations except Brimfield weeks (see above), a change or cancellation of a confirmed reservation more than 15 days in advance will result in our refunding your deposit, less a $25.00 per room administration fee. A cancellation of a confirmed reservation within 15 days of the scheduled arrival date will result in a full refund, minus the $25 administration fee if we are able to rebook the room. If we are not able to rebook the room within the 15 day window or for a non-arrival or early departure, you will be charged the full price of your scheduled stay.
